Acceptance of Terms

By using SubletUT ("the Service"), you agree to these Terms of Service. If you do not agree, do not use the Service.

Description of Service

SubletUT is a free listing board that connects UT Austin students seeking sublets with those offering them. We provide a platform for posting and browsing listings—we do not participate in transactions, verify listings, or guarantee any arrangement between users.

Eligibility

The Service is intended for students, faculty, and staff affiliated with UT Austin, though anyone may browse listings. By posting a listing, you represent that you have the legal right to sublet or offer the property (e.g., your lease permits subletting or you have landlord approval).

User Responsibilities

Hosts: You are responsible for ensuring your listing is accurate, lawful, and that you have permission to sublet. You must respond to inquiries in good faith and comply with all applicable housing laws.

Renters: You are responsible for verifying listings independently, visiting properties before committing, and conducting your own due diligence. Never send money without seeing the property and meeting the host.

Prohibited Content

You may not post:

• Fraudulent, misleading, or scam listings

• Listings for properties you do not have the right to sublet

• Discriminatory content that violates fair housing laws

• Spam, duplicate listings, or commercial advertisements

• Illegal content or content that violates others' rights

No Guarantee

SubletUT is provided "as is." We do not verify the accuracy of listings, screen users, or guarantee that any transaction will be completed. We are not responsible for disputes between users, property conditions, payment issues, or any damages arising from use of the Service.

Limitation of Liability

To the fullest extent permitted by law, SubletUT and its operators shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or revenues, arising from your use of the Service.

Moderation

We reserve the right to remove any listing or suspend any account at our sole discretion, without notice, for any reason including suspected fraud, policy violations, or abuse.

Intellectual Property

You retain ownership of content you post. By posting, you grant us a license to display your content on the Service. The SubletUT name, logo, and site design are our property.

Indemnification

You agree to indemnify and hold harmless SubletUT and its operators from any claims, damages, or expenses arising from your use of the Service or violation of these terms.

Changes to Terms

We may update these terms at any time. Continued use of the Service after changes constitutes acceptance of the new terms.

Termination

We may terminate or suspend your access at any time, for any reason, without notice. You may stop using the Service at any time.

Governing Law

These terms are governed by the laws of the State of Texas. Any disputes shall be resolved in the courts of Travis County, Texas.
